Services and starting prices

What we paint, what’s included, and where prices start

Every price here is a starting point for a typical job. Your final number comes in writing after we’ve walked through the house, and it stays put unless you add work or approve a repair.

Starting prices assume walls in fair shape, ceilings 8 to 9 feet high, two coats in one color, a mid-grade paint and a house built in 1978 or later. Anything outside that shows up on your estimate as its own line, so you can see why.

Walls, ceilings, trim and doors

Interior painting

One bedroom or the whole house, with the rest of the house kept livable while we work.

From $325 a bathroom, walls only

Scheduling: Year-round. Most single rooms are done in one day.

What every interior job includes

Prep
We fill nail holes and cracks, sand the patches flush, caulk gaps along the trim and spot-prime every repair so it doesn’t show through.
Protection
Furniture goes to the middle of the room under plastic. Floors get canvas drop cloths, and switch plates and outlet covers come off.
Coats
Two coats on the walls. Trim and doors get a separate enamel in the sheen you pick.
Cleanup
Tools go to one corner at the end of each day. On the last day we vacuum, put the plates back on and move the furniture back.

Siding, trim, soffits, doors and shutters

Exterior painting

Wood, fiber cement, stucco and painted brick. Most of the houses we paint outside are older and wood-sided, so prep takes the most hours.

From $3,400 a single-story house

Scheduling: April through October, when days stay above 50°F. A typical house takes 4 to 7 working days, weather allowing.

Before you compare quotes

What moves the price

These are the things we look at during the walk-through. If one of them changes your number, the estimate says which one and by how much.

  1. The shape the surfaces are in

Peeling paint, cracked plaster, water stains and a wall full of nail holes all mean more prep. Prep is the biggest share of the labor on most jobs, so it moves the price the most.

  2. Height and access

Stairwells, vaulted ceilings and second-story siding need planks, tall ladders or a lift, and that work goes slower.

  3. A big color change

Going from a dark color to a light one, or covering a strong red or navy, usually takes a primer coat or a third coat.

  4. More than one color

An accent wall, a ceiling that isn’t white or trim in a second color each add time for cutting in.

  5. A house built before 1978

Lead-safe setup adds plastic containment, HEPA vacuuming and a slower cleanup. On a typical interior room it adds $150 to $350. On an exterior, the estimate shows it as its own line.

  6. The paint you choose

Starting prices use a mid-grade acrylic that we name on the estimate. If you want a premium line, the estimate shows the difference.

  7. What’s in the room

Moving and covering furniture is part of the job. A packed bookcase, a piano or a wall of framed photos takes longer if you want us to handle them.

The written estimate

What you get on paper, and how payment works

After the walk-through, your estimate arrives by email within 2 business days. The price on it is what you pay, unless you add work or approve a repair we find along the way.

Payment

A 30% deposit holds your start date. The balance is due after the final walk-through, once you’ve signed off on the work. We never ask for the full price up front.

If we find damage

Sometimes scraping turns up soft wood or a failed patch. We stop, show you, and price the repair in writing. Nothing gets fixed or billed until you say yes.

Your estimate lists

  • Every room or surface, measured, on its own line
  • The prep for each one, in plain words
  • The paint product, color and sheen
  • Labor and materials as separate amounts
  • Lead-safe setup as its own line, if the house needs it
  • Start date, number of working days and the payment schedule

Warranty and insurance

What stands behind the job

Lead-safe certified firm (EPA RRP)

Wet Edge is an EPA-certified lead-safe firm. Every job in a house built before 1978 has a certified renovator in charge. Before work starts you get the EPA lead pamphlet, and we go over how the work area will be sealed off and cleaned.

Insured

We carry general liability and workers’ compensation insurance. Both certificates come to you by email before the first day, and we can name you as the certificate holder.

2-year written warranty on our labor

If paint we applied peels, blisters or flakes within 2 years, we come back and fix it at no charge. That covers walls, ceilings, trim, doors, siding and cabinets. It does not cover decks, porch floors, steps or anything else people walk on, and it does not cover damage from water leaks, impact or a house settling.

Looking for a license number? Missouri leaves painting contractors to city and county rules rather than a state license, so there isn’t a state number to put here. We send our insurance certificates before any job starts, and you can ask for them sooner.
