What moves the price

Size, stains and access

Those three things are the whole list. Anything that changes the number gets its own line on the quote.

Size

We price by the square foot of the surface, or by the number of stories, not by the hour. A two-story house needs ladders and a longer reach, so it costs more than a one-story house with the same floor area.

Covered by the size bands above.

Stains

Oil drips, sprinkler rust, red clay and thick black streaks on a shaded wall take a pre-treat and a second pass. Ordinary dirt and green mildew are already in the base price.

Adds 10 to 25 percent of that surface.

Access

A locked yard, a steep roof, a cage on a slope, or no outdoor spigot. When there is no water on site, we bring it in the trailer tank.

Adds $25 to $75 per visit.

Questions

What people ask about price

Why don’t you charge $99 like the flyer on my door?

A $99 driveway usually means a wand instead of a surface cleaner, no post-treat, or no insurance. We use the surface cleaner, treat the mildew in the joints and carry liability insurance, and that costs more than $99. If $99 is the budget, we would rather tell you up front than send a quote you won’t use.

Do you charge to come look?

No. A look at a roof, a dock or a bigger job takes about 15 minutes and costs nothing. Driveways and house washes we can usually price from your photos without coming out.

Will the black streaks on my roof come back?

Yes, in time. The soft wash kills what is growing now, and shade and humidity bring it back, starting with north-facing slopes under trees. Put the roof on a yearly schedule and the 10 percent rewash discount applies.

Do I need to be home?

No. We need the gates unlocked and an outdoor spigot that works. We text the evening before and again when we are on the way, and we send photos when we finish.

How do I pay?

Card or check, after the work is done and you have had a look at it. Jobs under $1,000 need no deposit.

Want your number in writing?

Send the address and a few photos. For most driveways and house washes, that is all we need.
